STEP-BY-STEP BIDDING PROCESS

1. REGISTER TO BID

• Click "Login" on the auction page — new users can create an account from the login screen
• Once logged in, click "Request Approval" and email proof that you can provide a $10,000 deposit to [email protected] — this deposit is only collected if you are the winning bidder
• After approval, click "Register for Auction" and agree to the auction terms
• Allow 24–48 hours for approval — register well in advance of bidding

2. INSPECT THE PROPERTY

• Walk and inspect the property during one of three scheduled dates:
• Saturday, April 18th -- 3 p.m. to 5 p.m. 
• Saturday, May 2nd -- 3 p.m. to 5 p.m. 
• Wednesday, May 27th -- 3 p.m. to 5 p.m. 
• A member of our team will be on-site to provide access and answer questions
• All prospective bidders are strongly encouraged to attend prior to placing a bid

3. GET FAMILIAR WITH THE PLATFORM

• Log in to review the auction listing, terms, and property documents
• Set up email and text notifications for outbid alerts

4. BIDDING OPENS

• Bidding starts: April 17th
• Bid anytime between April 17th and May 27th
• Opening bid: $100,000
• Bid increment: $2,500
• Online and telephone bidding available
  • Strategy tip: Go ahead and place your initial bid to get comfortable with the bidding process
• Bid Extension To ensure every bidder has a fair opportunity to respond, any bid placed in the final 5 minutes of the auction will automatically reset the clock to 5 minutes. The auction closes only when no bids are placed within the final 5-minute window.

5. SELLER CONFIRMATION & CLOSING

• This auction is conducted with seller confirmation
• High bidder will be contacted promptly following auction close regarding the seller's decision
• Upon acceptance: 24 hours to execute purchase agreement and submit $10,000 nonrefundable deposit
• Closing must be completed within 30 days
